More specifically, there are several documents that you need as the owner. It is imperative that you have these documents stored safely and securely. Here is a checklist of the documents that you will need.
Title/Ownership Documents
You can’t hope to sell your home if you cannot prove that it belongs to you, right? Perhaps the most important document related to the sale of a home is the title or any other ownership document.
The title declares who owns the home as well as any special conditions that may be attached such as a lien. This is the place to start when gathering documents to sell a home.
A Sales Contract
When selling a home, there will be a sales contract from when you purchased the home. The sales contract will include the purchase price of the home and a slew of other pertinent details.
Property Surveys
Depending on where you live and the size of the property, you may have one or several property surveys done. The surveys cover things such as the condition of the home as well as the condition of the surrounding land.
Maintenance and Home Repair Records
Have you made any substantial repairs or performed maintenance over the life of your ownership? Make sure that you keep the documentation. Being able to show that work was done on the furnace, for instance, can give a buyer reassurance that they won’t need to replace it soon.
Copies of Pre-Sale Inspection Reports
Some sellers opt to pay for an inspection themselves. This is a great way to let the seller know what issues there are that need immediate correcting. When it comes time to sell, the report can provide reassurance to the seller.
